1. Eligibility

You must be at least 18 years old to use this Site. By using the Site, you represent that you meet this requirement and have the legal capacity to enter into binding agreements.

2. Real estate listings & IDX data

Property listings displayed on this Site are sourced under license from MLS Property Information Network (“MLSPIN”) and are the property of the originating brokerages. Listing data is provided for personal, non-commercial use only and may not be reproduced, redistributed, or used for any purpose other than to identify properties of potential interest.

Listing details (price, status, availability, square footage, features, taxes) are believed to be accurate at the time of display but are not guaranteed. You should verify all information independently before making any decisions. AI Sells Homes is not the listing brokerage for properties unless explicitly stated.

Per IDX rules, the originating brokerage is identified on each listing.

3. No real estate or financial advice

Information on this Site is provided for general informational purposes only and does not constitute legal, financial, investment, tax, or real estate advice. The mortgage calculator is an estimate based on user-supplied inputs and industry-typical assumptions; actual loan terms, taxes, insurance, and total monthly payments may differ substantially.

Before making any real estate, financial, or legal decision, consult a qualified professional. Engaging with our brokerage in a formal capacity requires a separate written agreement.

4. Lead inquiries & communications

By submitting a contact, inquiry, or showing-request form, you authorize us to contact you by email and phone at the contact information you provide, for the purpose of responding to your inquiry. SMS text messages are only sent if you separately opt in via the checkbox on the form. Full SMS terms are at /sms-consent.

5. Acceptable use

You agree not to:

• Use the Site for any unlawful purpose
• Scrape, harvest, or systematically download listing data
• Reverse-engineer, decompile, or otherwise attempt to extract source code
• Submit false, misleading, or fraudulent inquiries
• Use the Site to harass or intimidate anyone, including agents or homeowners
• Attempt to gain unauthorized access to any portion of the Site (including the admin dashboard)
• Interfere with the Site’s operation, security, or availability
• Use bots, crawlers, or other automated tools to interact with the Site, except for legitimate search-engine indexing as permitted by our robots.txt

6. Intellectual property

All content on the Site that is not MLS listing data — including the design, layout, photography of Antonio Illas, branding, and original text — is the property of AI Sells Homes and protected by applicable copyright and trademark laws. You may not copy, modify, or distribute such content without written permission.

MLS listing data, including listing photographs, remains the property of the originating brokerage and is licensed to AI Sells Homes solely for IDX display purposes.

7. Third-party links and services

The Site may link to third-party websites or services (e.g., map providers, external listing details). We do not control and are not responsible for the content, policies, or practices of those third parties.

8. Disclaimers

THE SITE IS PROVIDED “AS IS” AND “AS AVAILABLE,” without warranties of any kind, either express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, accuracy of data, or non-infringement.

We do not warrant that the Site will be uninterrupted, error-free, or free of viruses or harmful components. Use of the Site is at your own risk.

9. Limitation of liability

To the maximum extent permitted by Massachusetts law, in no event will AI Sells Homes, Excel by LPT Realty, or Antonio Illas be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, arising out of or related to your use of the Site, even if advised of the possibility of such damages.

Our total liability for any direct damages arising under these Terms is limited to one hundred dollars (US$100).

10. Indemnification

You agree to indemnify and hold harmless AI Sells Homes, Excel by LPT Realty, and Antonio Illas from any claim, loss, liability, or expense (including reasonable attorneys’ fees) arising from your violation of these Terms or your misuse of the Site.

11. Termination

We may suspend or terminate your access to the Site at any time, for any reason, without notice. Sections of these Terms that by their nature should survive termination (e.g., disclaimers, limitation of liability, indemnification) will continue to apply.

12. Governing law

These Terms are governed by the laws of the Commonwealth of Massachusetts, without regard to its conflict-of-law principles. Any dispute arising out of or relating to these Terms or the Site will be brought exclusively in the state or federal courts located in Suffolk County, Massachusetts, and you consent to the jurisdiction of those courts.

13. Changes to these Terms

We may update these Terms from time to time. The “Effective” date at the top will reflect the most recent revision. Continued use of the Site after changes means you accept the new Terms. For material changes, we will post a notice on the Site at least 30 days before they take effect.
