1. Information we collect

We collect the following information directly from you when you choose to provide it:

• Contact information — name, email address, phone number
• Inquiry content — the text of any message you send via our contact forms
• Property of interest — which MLS listing(s) you inquired about
• SMS consent — if you opt in to text messages, we record the date/time, your IP address, and your browser user agent as proof of consent

We also automatically collect:

• Usage data — pages visited, listings viewed, search queries, time spent on the Site
• Device data — browser type, operating system, IP address
• Cookies and local storage — we use these to remember your saved/favorited listings (stored only on your device unless you sign up for an account) and to keep your session active

We do not collect Social Security numbers, financial account details, or other sensitive data through this Site. If you provide such information later in the buying or selling process, our brokerage processes it separately under separate agreements.

2. How we use your information

• Respond to your inquiries and schedule property showings
• Send you property recommendations matching your stated interests
• Send you market updates if you have opted in
• Operate, maintain, and improve the Site and our services
• Comply with legal obligations (e.g., MLS Property Information Network rules, tax records, anti-fraud laws)

3. Listing data

Real estate listings displayed on this Site are sourced under license from MLS Property Information Network (MLSPIN). Listing brokerage information is displayed with each listing as required by IDX rules. Listing data is the property of the originating brokerage. See our footer for the full MLSPIN disclaimer.

4. SMS communications

If you opt in to SMS messages, we may send you text messages related to your real estate inquiry. Full SMS terms, including message frequency, opt-out instructions, and supported carriers, are available at /sms-consent.

5. How we share information

We do not sell, rent, or trade your personal information.

We share information only with the following categories of recipients:

• Hosting and infrastructure providers — Vercel (web hosting), DigitalOcean (database hosting)
• Email delivery — Resend (transactional email service for sending us your lead notifications)
• Text message delivery — Twilio (only if you have opted in to SMS)
• Map and tile services — OpenFreeMap, OpenStreetMap (for displaying property locations)
• Geocoding — Nominatim/OpenStreetMap (to convert property addresses to map coordinates)
• Legal compliance — courts, law enforcement, or regulators when required by law
• Brokerage operations — Excel by LPT Realty and its agents as needed to serve your inquiry

6. Cookies

We use a minimal set of cookies and browser local storage for:

• Saved listings — stored only on your device (localStorage). No account required, and we cannot access them from our servers.
• Admin session — an authentication cookie used only by Antonio when accessing the back-office dashboard. Not used for visitor tracking.

We do not currently use third-party analytics, advertising cookies, or social-media tracking pixels. If we add any in the future, we will update this policy and provide a cookie consent banner where required by law.

7. Data retention

Lead inquiries are kept indefinitely so we can serve you over the long real-estate decision cycle (often months or years). You can request deletion of your lead at any time by emailing antonioillas@aisellshomes.space.

8. Your rights

Depending on where you live, you may have the right to:

• Access the personal information we hold about you
• Correct inaccurate information
• Delete your information
• Opt out of marketing communications at any time (reply STOP to texts, click unsubscribe in emails, or email us)
• Object to certain processing

California residents:Under the CCPA, you have the right to know what personal information we collect, request deletion, and opt out of any “sale” of personal information. We do not sell personal information.

9. Children

This Site is not directed at children under 13. We do not knowingly collect information from anyone under 13. If you believe we have inadvertently collected such information, email us and we will delete it.

10. Security

We use HTTPS encryption for all Site traffic, secure database connections, and industry-standard hashing for any authentication credentials. No system is perfectly secure; if we become aware of a data breach affecting your personal information, we will notify you promptly as required by Massachusetts law (M.G.L. c. 93H).

11. Changes to this policy

We may update this policy from time to time. The “Effective” date above will reflect the most recent revision. Material changes will be posted on the Site at least 30 days in advance.
